  • Licensed agent responsible
  • Supervising broker or reviewer
  • Brokerage advertising policy and version
  • MLS and rule-set version
  • State and local advertising requirements
  • Required brokerage, license, equal-housing, or contact disclosures
  • Seller authorization and date

2. Evidence record

  • Source and verification date for every property fact
  • Measurement basis for area and lot size
  • Dates and sources for improvements
  • Included and excluded items
  • Photography ownership or license
  • Allowed channel for each supported fact
  • Final factual reviewer and correction record

Stop and escalate these claims.

  • Protected-class preference, limitation, steering, audience exclusion, or demographic proxy
  • School quality, crime, investment return, future value, development, zoning, tax, boundary, permit, condition, or measurement without an approved source and required qualification
  • Material image alteration that misrepresents the property, view, fixture, finish, room, boundary, defect, or condition
  • Urgency, offer, scarcity, multiple-offer, or availability language that is not current and authorized
  • Confidential seller, buyer, tenant, showing, offer, or transaction information entered into an AI or marketing file
